FAQs

If I am a POP borrower where will I pay my first monthly amortization?

Your first monthly amortization payment was advanced by DDC Land, therefore, you have to pay it through DDC Land. It forms part of your equity payment.

When is my monthly payment due?

Your monthly due date is on or before the date when your loan has been taken out.

Example: Loan take-out date is January 17, 2008, therefore, your monthly payment due date is on the 17th of the following month and every 17th thereafter.

How many days before a unit will be taken-out from Pag-IBIG upon delivery?

Seven (7) days is the longest, provided the documents are complete and have no findings.

What do we mean when we say that the buyer is in arrears?

It means that the borrower’s monthly amortization payment with Pag-IBIG is not updated.

What if the borrower is no longer interested to continue the loan?

Buyer must submit a cancellation letter indicating the reason why.

Where do I pay my arrears?

Borrowers in arrears must pay directly to Home Development Mutual Fund (Pag-IBIG Head Office, Atrium, Makati Avenue, Makati City). A copy of your Official Receipt should be faxed or furnish ed to Pag-IBIG Head Office for verification/confirmation if payment is made in Pag-IBIG branches.

What is buyback?

Buyback means HDMF will return the ownership of the property to the developer and developer is obliged to return the payment to HDMF with penalty and interest. Notice of Buyback is released to the developer as well as to the member if he/she has accumulated three (3) months default in payment.

What is SPA?

SPA means Special Power of Attorney. This is granted to the person chosen by the principal buyer to act, cause and implement transactions in Pag-IBIG as well as to DDC Land Inc.

What should the buyer do if he received a notice of buyback?

The buyer needs to settle the entire arrears as soon as possible to avoid additional interest and other penalty charges and possible buyback of the account.

What is needed for Meralco to be installed in the unit?

Move-in Clearance is needed for Meralco installation. Upon issuance of the Clearance, the Meralco Coordinator at the Site will go to the Meralco Office to file installation of the meter base. Meralco will inspect the unit and upon approval, installation will be scheduled. Please allow 30 days for this process.

What is “notice of buyback” or NOB?

NOB is sent by HMDF to borrowers and to the developer informing both parties that the account is due for buyback.

Will there be a time that Pag-IBIG amortization and Equity be paid at the same time?

Most of the time. But if the buyer reserved on the pre-selling stage and starts paying his /her equity thirty (30) days after the reservation, the buyer may have finished or shortened the paying period of equity before the start of his monthly amortization with Pag-IBIG.

What is a technical folder? When and how can a buyer request for a technical folder?

A Technical Folder is a document file of a buyer for his housing loan which consists of the following: HLA, CTS, DOA, PN, LMA, DOAS, H4–74, DOAS H4 75, MSVS, NOA, TCT, DISCLOSURE, ES, PLCQ, CONFORMITY TO ASSIGNMENT OF CTS, CERTIFICATE OF ACCEPTANCE, BUYERS’ ACCEPTANCE, BASIC COMPUTATION. It can be requested after the unit is taken-out from Pag-IBIG and can be released at once upon its availability.

2nd Sta. Rosa Golf Tournament

DDC Land joins Mayor Arcillas-Nazareno Golf

It is the 2nd Santa Rosa Golf Tournament held at the famous Sta. Elena Golf Club on February 16, 2009. The main objective of the tournament is for the Foundation of Mayor Leon Arcillas, which helps less priviledge but derserving college students of the city of Sta,. Rosa.
DDC Land, is on the second year of sponsorship for this noble project.

DDC LAND Inc. is one of the sponsors in the recently concluded First Sta. Rosa Golf Tournament of Mayor Arlene Nazareno. The tournament was held at the Sta. Elena Golf Course in Sta. Rosa City on April 29-30, 2008 with Mayor Arlene Arcillas Nazareno as Guest of Honor. DDC Land got some exposures in TV and Radio broadcast and in Newspapers and Magazines as well.

The sponsorship provides information disseminations and public awareness for the company’s present project, the Sta. Rosa Garden Villas III.

The tournament aspires to raise funds for scholarship fund of the Mayor Arlene C. Arcillas Nazareno Foundation. It attracts investors and promotes the City as a tourism and leisure destination.

The tournament was well attended with some prominent golfers in town and the awards night was held at the Techno Park Hotel on the second day.

Philippine Real Estate Festival opens its exhibit to the public on 24th July and ends on the 26th July 2008 at the SMX Convention Center Mall of Asia Complex.

The grandest real estate is a gathering of 150 top real estate builders and developers in the country. DDC Land, as one of the exhibitors prepares for the event having designed a booth with a TV monitor inside an aquarium, an eye catcher for the guests and visitors of the affair. The three-day affair was hosted by PREF, CREBA, SHDA, NREA, OSHDP.

PREF 2008 was highlighted with free seminars and educational sessions enchanted evening, coronation of Ms. Real Estate and the Maskara Festival at the closing night.

DDC Land hopes for a good exposure and awareness that will lead to a better sale. The exhibit was led by the Marketing group and hopes to close more sale on the project inquiries.

The 19th Annual national Consumers Awards, (ANCA) of the Consumer’s Union the Philippines (CUP) was held on October 18, 2008 at the Manila Hotel. This is event highlighted the year’s theme “ Leading the Consumers Toward Efficient Lighting for a Better Futurre.”

DDC Land Inc., on its 2nd year was awarded OUTSTANDING LAND DEVELOPPER ON LOW COST HOUSING, while in the year 2007, Mr. Martin Sutter, DDC Land President was awared as Outstanding Business and Civic Leader.

Chairman Noli “Kabayan” De Castro. He expressed concern on the consumers’ protection especially on the housing purchases which Housing and Urban Development Coordinating Council had been monitoring closely against unscrupulous land developers.

It was star studded affair night as CUP recognizes some TV and radio personalities as outstanding in their field of endeavor.

DDC Land, Inc. just recently had concluded the participation in the following exhibits: The Housing fair at
Megamall Trade Hall in Mandaluyong City sponsored by HUDCC led by it no less than the Vice President
and HUDCC Chairman, Noli De Castro.

The exhibit runs from October 29-31, 2008. There were lots of inquiries and to date we have at least twelve (12) clients who had tripping at the site after the exhibits and five (5) of which had already reserved for the chosen unit. We expect more good results in the coming week on or before November 15 on the sales party

STA. ROSA LAGUNA

Laguna Chamber of Commerce business Exhibits was held on November 4-8 at the activity center of SM
Sta. Rosa Laguna. The first exhibit held for various business establishments in Laguna, wherein DDC
Land, Inc participated in. It showcases business development from small scale industry to top producing
firms.

Company awareness is the first objectives of DDC Land, and inquiries came in during after the exhibits.
